While it is important to price your home for today’s market as in most cases the buyer will be financing the purchase and it will be contingent upon your home appraising. With some types of financing a low appraisal will stick with your property for up to 120 days. This could delay the sale for several months.
Be reasonable when responding to offers as it is very disappointing when a seller holds all offers for several days prior to responding, leaving the buyers very disappointed. Even if they love your home they may have second thoughts about purchasing it. Should you have a request to hold offers, please make sure your Realtor notates that in the MLS.
Make sure to read all the terms of the purchase contract and do your due diligence. Select the offer that best meets your expectations and the one most likely to close on time.
